A single-storey rear extension is usually eight to twelve weeks on site; a loft conversion six to eight; a double-storey or a full renovation runs longer. You get a written stage programme with dates before we start, not a vague estimate.

Do I need planning permission?

Often not. A great many extensions and rear dormers fall under permitted development, and we will tell you at the survey which yours is. Where planning or a lawful development certificate is needed, we handle the drawings and the application.

Do you deal with building control?

Yes — structural calculations, drawings, the building control application and the inspections are all arranged and dealt with. You are not chasing the council, and the job is properly signed off at the end.

How do payments work?
